To put the best face on a listing and appeal to buyers who follow feng shui principles, keep these tips in mind.

1. Pay special attention to the front door, which is considered the “mouth of chi” (chi is the “life force” of all things) and one of the most powerful aspects of the entire property. Abundance, blessings, opportunities, and good fortune enter through the front door. It’s also the first impression buyers have of how well the sellers have taken care of the rest of the property. Make sure the area around the front door is swept clean, free of cobwebs and clutter. Make sure all lighting is straight and properly hung. Better yet, light the path leading up to the front door to create an inviting atmosphere.

2. Chi energy can be flushed away wherever there are drains in the home. To keep the good forces of a home in, always keep the toilet seats down and close the doors to bathrooms.

3. The master bed should be in a place of honor, power, and protection, which is farthest from and facing toward the entryway of the room. It’s even better if you can place the bed diagonally in the farthest corner. Paint the room in colors that promote serenity, relaxation, and romance, such as soft tones of green, blue, and lavender.

4. The dining room symbolizes the energy and power of family togetherness. Make sure the table is clear and uncluttered during showings. Use an attractive tablecloth to enhance the look of the table while also softening sharp corners.

5. The windows are considered to be the eyes of the home. Getting the windows professionally cleaned will make the home sparkle and ensure that the view will be optimally displayed.

Tips for Safer Shoveling

  • Snowman for Ann Arbor Home Winter Safety TipIf you are inactive and have a history of heart trouble, talk to your doctor before you take on the task of shoveling snow.
  • Avoid caffeine or nicotine before beginning. These are stimulants, which may increase your heart rate and cause your blood vessels to constrict. This places extra stress on the heart.
  • Drink plenty of water. Dehydration is just as big an issue in cold winter months as it is in the summer.
  • Dress in several layers so you can remove a layer as needed.
  • Warm up your muscles before shoveling, by walking for a few minutes or marching in place. Stretch the muscles in your arms and legs, because warm muscles will work more efficiently and be less likely to be injured.
  • Pick the right shovel for you. A smaller blade will require you to lift less snow, putting less strain on your body.
  • Lift with your legs not your back. Bend your knees and keep your back as straight as possible so that the lifting comes from your leg muscles, not your back. Never bend at the waist. Step in the direction that you are throwing snow. This will help prevent the lower back from twisting and will help alleviate any back soreness that you might typically experience the day after a hard shoveling job.
  • Create some distance between the hands. This will give you more leverage and make it easier to lift snow.
  • Pick-up smaller loads of snow. It’s best to shovel by sections. If you are experiencing snowfall levels of 12-inches or higher, take it easy and shovel 2-inches off at a time.
  • Do push. Don’t lift. Save your back and your energy by simply pushing the snow to the side instead of lifting the snow and throwing it off to the side.
  • Listen to your body. Stop if you feel pain or observe heart attack warning signs. These may include chest pain as well as shoulder, neck or arm pain; dizziness, fainting, sweating or nausea; or shortness of breath. If you think you’re having a heart attack, seek medical help immediately.

Every year we hear news stories about families whose homes are broken into during the holidays. We’ve put together our Top Ten list of helpful reminders:

  1. Move large gifts into the house during off or evening hours if possible.
  2. Don’t throw those big screen TV or Playstation boxes away at the curbside after the holidays.
  3. If traveling, have neighbors pick up mail, flyers and papers.
  4. Make sure you make arrangements for snow removal so it doesn’t look vacant if you’re gone.
  5. Don’t pile presents up beneath the tree so they’re visible from the street.
  6. Check your doors and windows and make sure they’re secure.
  7. Remove spare keys from the outside under mats and in planters, etc.
  8. Trim trees and bushes so that there is nowhere for burglars to hide.
  9. Set your lights on timers.
  10. If you have a security system, USE it.

Here are some simple guidelines for homes listed during the Holiday Season:

  • Keep your walkways and landings free of snow and ice.
  • Make sure your outdoor lights are working. If you have special holiday lights, make sure they’re lit during showings.
  • Put extra doormats near the doors so that snow and mud aren’t tracked into your home.
  • Decorate minimally so you don’t detract from the features of your home.
  • Downsize your tree so it doesn’t make the room seem small.
  • Put the bulk of gifts into a closet or under a bed.
  • Use more red than green – red is an emotional color.
  • Use amber lights to give a warm glow to your rooms.
  • Keep the temperature warm in the home, you want it to be inviting.
  • Consider baking cookies near showing times so the house is filled with the aroma.

This time of year tends to bring out serious buyers and there is generally less competition now than in the spring. Remember that the more time a buyer stays in your home, the more vested they become, so keep the warmth and good cheer of the season as alluring as possible.

Ann Arbor Real Estate Tip: Dealing with Bank Negotiators

We all know that there are no emotional ties between the bank negotiator and the homes they sell. They are looking at bottom line net prices only. So if you walk through a home and hate the carpet or it smells like animal urine, the walls are filled with nail holes, and there’s ½ inch of water in the basement, take that into account when you determine your offer price and/or ask for concessions in the original contract. Asset Managers understand that there are issues that may come up in inspections that were not known ahead of time, but if you write an offer and have it accepted, then go back to the bank and ask for items that should have been noticed and considered in your inital offer, they tend to get annoyed.

In order to make your transaction go as smoothly as possible, make sure you adhere to the following guidelines:

  • Do your due diligence. Your Buyers Agent will assist you with confirming taxes, school boundaries, outstanding leins, square footage, etc.
  • Make sure you have all facts gathered & inspections completed prior to requesting seller repairs or concessions.
  • Include repair bids to expedite the negotiation process.
  • Choose realistic closing dates. Underwriters are swamped and new guidelines that are bogging the process, so be sure to allow proper time.
  • Listen to your Realtor. They are here to work in your best interest, they know the market, and they can usually get a feel for when you’re hitting the nerves of the negotiator. If your Realtor tells you to stand down on an issue, it’s probably in your best interest to do so. Remember, you’re not fully under contract until negotiations are completed and contingency removals are signed off on, so the bank can refuse to negotiate if you become difficult to work with, and move on to the next prospective buyer.

For many Foreclosure Asset Managers, the only issues that they will address are health and safety concerns. With short sales, often the bank will allow NO repairs or additional concessions. When a purchase is an “as is” sale, inspections done are for informational purposes only – the buyer will have the opportunity to walk away from the sale if the inspection issues are great, but it doesn’t mean that they will re-negotiate price.

BEWARE OF HOUSING SCAMS!

Ann Arbor Real Estate Tip: Avoid Housing Scams!

 

I am both amazed and revolted by the number of con artists out there trying to take advantage of the distressed homeowners. Once these companies snag your attention, they have a variety of ways of “saving” your home. Most commonly:

  • Rent-to-buy scams. They get the owner to sign over title of the home, then rent it back with the option of re-purchasing it in the future. The terms and rates of the agreement are set up so that gradually the rent is raised to the point where it is no longer affordable, the former owner is evicted, and new owner is free to sell the property.
  • Phony refinancing. The owner signs documents believing they are bringing their mortgage current, instead they are signing over title to their property unknowingly.
  • Fake Counselors. A company contacts owner, offers to assist with refinancing, and demands an up-front fee for services. Sometimes they request that all house payments be made directly through them during the “negotiation period” with the bank. In both scenarios, there are no attempts to contact lenders, the scammers just take the money and disappear.

There are lots of other ways that these con artists make off with your hard earned money, so be extremely leery if anyone contacts you directly.

Do You Have Proper Homeowners Insurance?

Check out the article I found at http://tiny.cc/rpWr8 it’s really quite interesting. According to this article, the history of your home claims are available to anyone in the industry – thus if the person you bought your home from made a claim, it can affect your rates as well!

I found it quite interesting to learn that most insurance companies may not cover:

  • Flood damage
  • Mold damage
  • Sewer backups
  • Stolen/damaged vehicles (cars/boats/motorcycles/snowmobiles) on your property
  • Sewage line breaks
  • Water service breaks
  • Carpenter ants/insect damage

Do you know if your home is covered by the Actual Cash Value or the Replacement Cost option? Actual cost will only pay for the depreciated price of your home and contents, not the true cost to replace them. Does your insurance cover a temporary living situation if your home is damaged so severely it is uninhabitable?

If you haven’t taken a good look at your policy lately, now is a great time. Better to check out your coverage now than to find out what may or may not be covered when that big Douglas Fir comes crashing through your roof in the dead of winter! You might be surprised by what you learn.

We recieved the following information from our collegues at Huron  Valley Financial this morning!  It helps to answer some of the questions regarding the new expanded Homebuyer Tax Credit bill.

On November 6, 2009, President Obama signed a bill to extend the tax credit for first-time homebuyers (FTHBs) through June 30, 2010. The bill also opens up opportunities for others who are not buying a home for the first time.

To learn what the new tax credit means to you and your clients, take a look at the concise overview below.

TAX CREDIT OVERVIEW

Who Gets What?

First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

What are the New Deadlines?

In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.

What are the Income Caps?

The amount of income someone can earn and qualify for the full amount of the credit has been increased.

Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible

Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

What is the Maximum Purchase Price?

Qualifying buyers may purchase a property with a maximum sale price of $800,000.

What is a Tax Credit?

A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individual’s primary residence.

How Much are First-Time Homebuyers (FTHB) Eligible to Receive?

An eligible homebuyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. If the amount of the home purchased is $100,000, the amount of the credit may not exceed $8,000.

Who is Eligible fort FTHB Tax Credit?

Anyone who has not owned a primary residence in the previous 36 months, prior to closing and the transfer of title, is eligible.

This applies both to single taxpayers and married couples. In the case where there is a married couple, if either spouse has owned a primary residence in the last 36 months, neither would qualify. In the case where an individual has owned property that has not been a primary residence, such as a second home or investment property, that individual would be eligible.

As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500.

How Much are Current Home Owners Eligible to Receive?

The tax credit program includes a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Can Homebuyers Claim the Tax Credit in Advance of Purchasing a Property?

No. The IRS has recently begun prosecuting people who have claimed credits where a purchase had not taken place.

Can a Taxpayer Claim a Credit if the Property is Purchased from a Seller with Seller Financing and the Seller Retains Title to the Property?

Yes. In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Some examples of this would include a land contract or a contract for deed.

According to the IRS, factors that would demonstrate the ownership of the property would include:

1. Right of possession,
2. Right to obtain legal title upon full payment of the purchase price,
3. Right to construct improvements,
4. Obligation to pay property taxes,
5. Risk of loss,
6. Responsibility to insure the property, and
7. Duty to maintain the property.

Are There Other Restrictions to Taking the FTHB Credit?

Yes. According to the IRS, if any of the following describe a homebuyer’s situation, a credit would not be due:

  • They buy the home from a close relative. This includes a spouse, parent, grandparent, child or grandchild. (Please see the question below for details regarding purchases from “step-relatives.”)
  • They do not use the home as your principal residence.
  • They sell their home before the end of the year.
  • They are a nonresident alien.
  • They are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.)
  • Their home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.)
  • They owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2008, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2005, through July 1, 2008.

Can Homebuyers Purchase a Home from a Step-Relative and Still be Eligible for the Credit?

Yes. As long as the person they buy the home from is not a direct blood relative, the purchase would be allowed.

If a Parent (Who Will Not Live In The Property) Cosigns for a Mortgage, Will Their Child Still be Eligible for the Credit?

Yes, provided that the child meets the other requirements for the tax credit.
