Ever wonder who lived in your home before you? Do you hear creaks and groans from the floorboards and wonder what ghost is roaming the halls? Do you ever watch the cable programs showing homeowners who’ve discovered lost artifacts in their walls?

If you would like to learn more about the history of your home, there are several ways to educate yourself. Deed registries are a great starting point. The recorders office should have a full history of the home sales. You can look up the former owners online and learn quite a bit about their history, professions, genealogy, and newsworthy events in their lives. Old microfiche of newspaper articles are still available in most libraries. If former owners are alive, you can track them down and ask them for any information that they may have available.

Often, it’s easier to find information about a neighborhood than a specific home, so starting there can be beneficial. Community historical societies may have background information which could then help you narrow your search. The Internet Public Library has a wonderful array of sites and references to assist at http://tinyurl.com/2q59rt. Your Burns Park Association may be a fabulous source of information, so don’t hesitate to ask. You may be amazed by what you learn.

Interested in Becoming a Landlord?

As we’re seeing the need for rental properties increase, we’re recieving more and more inquiries from individuals who are considering buying investment properties. If you’re considering taking advantage of the current buyers market and interest rates, here are some basic considerations before becoming a Landlord.

  • Do you know the market? Use a qualified Ann Arbor Real Estate Agent to help you assess the value of the property you’re interested in.
  • Have you done your homework? Make sure you know the area you’re investing in and have studied comparable sales and rentals.
  • Is the house a sound investment? Utilize a private home inspector to review the condition of the property before purchase. If it needs a lot of work, it may not be a good choice.
  • Make sure you can afford the investment. Rental fees aren’t guaranteed – don’t assume the property will always be rented and make sure you’ve got working capital for emergencies and repairs.
  • Do you know your rights and responsibilities? Michigan has laws in effect for the protection of both the landlord and the tenant. Make sure you understand them!

The trees are beginning to change here in Ann ArboHouser and the mornings are growing crisp.  Don’t forget what lurks behind these beautiful fall days…OLD MAN WINTER!  He’ll be here before we know it.  With that thought in mind, we thought we’d remind you of a few things to check around the house before the weather gets harsh!

First:  Inspect for Leaks. Take a walk around the exterior of your home and look for any openings that could let in the wind and cold and increase those heating bills.  Caulk and fill as necessary.  Take your hoses inside before the first freeze and make sure you’ve shut off their valves.  Replace seals around windows, garage and exterior doors if needed.

Second:  Check the flue.  Unclean flues are not only a fire hazard, but could lead to carbon monoxide buildup.

Third:  Insulate the pipes.  Insulating the incoming water lines can help to keep them from freezing up if they’re in a cold area such as a crawl space, unheated garage, or by an exterior wall.

Fourth:  Get an emergency supply kit together.  Keep water, blankets, battery operated radio, candles, flashlights, ready-to-eat foods, etc together in case you lose power or find yourself trapped in your home.  Make sure you have phone numbers for doctors, utilities, insurance company, etc readily available in case of an emergency.

It’s that time again! The Back to School excitement is in the air, and it’s a wonderful time to set the foundation for life-long habits. Here are our top five tips to create a successful routine for your child. Taking small steps to ensure a fantastic school year can last a lifetime!

 

Top 5 tips:

1) Create a proper work space for doing homework. TURN THE TV OFF. Be sure that the cell phone is tucked away in another room and that there are no temptations to listen to music. After a long summer, turning off all distractions may be a bit of a challenge. However, a quiet and uninterrupted study space is essential for your child’s success.

2) Commit at least one half hour per week to your local library. This is a fantastic time for you and your children to establish some quiet time together and an opportunity for your family to discuss your favorite works of literature. Ann Arbor has numerous libraries in the area, and the local Downtown Ann Arbor Library even offers FREE access to Rosetta Stone. Why not learn a new language?

3) Always ask if your children if they need help with their homework, even if they don’t ask. This can open up important dialogue for any underlying issues with certain subjects. Their attitude toward education will make or break their study habits early on in academics. It’s important to make sure that they are confident in the classroom, and if they need assistance be sure to turn to a professional tutor.  Tutor Time is an excellent local tutoring service.

4) Its never too early to teach your child how to organize their time. Give them ideas on how to manage their daily school related activities and extra curricular activities. Setting a schedule can create a sense of confidence in your child. Never underestimate the power of preparation and planning.

5) Breakfast is still the most important meal of the day! Even if it’s something as simple as a banana or a granola bar, creating a habit of eating first thing in the morning will ensure a healthier child who can hold concentration through out the busy school morning. The entire day can be quickly thrown off by skipping breakfast in the morning, be sure to make time!

The average sale price for the first six months of 2009 is within 8% of  the final average list price of sold residential units.  The current average list price for a house in the Ann Arbor School district is over $ 400,000.
