Ann Arbor Area Real Estate Series – Five Tips for Spring Cleaning
Spring is here and for those selling a home or getting ready to put their house on the market, there’s nothing quite as beneficial as doing a great “spring cleaning” job to not only make your home look great, but to get rid of some of that clutter that could distract someone coming to see your home.
Here are five spring cleaning tips that can help you sell your home:
- Curb appeal becomes as important as ever when the weather turns nicer and buyers are more likely to spend time outside looking at the exterior of the house and the property. Make sure to have a well-maintained lawn with all the leaves gone, the grass mowed and the hedges trimmed.
Spruce things up by buying some inexpensive, yet colorful flowers and spread fresh mulch in flowerbeds. Fill in any bare spots on your lawn with sod or seed. Make sure to also clean your gutters, wash your welcome mat and put away any rakes or winter shovels that clutter the yard.
2. The phrase “I don’t do windows” should never apply when selling a home. While a REALTOR® may tell you that homes show better with the blinds or curtains up, this will not be true if the windows are dirty. A clean window brings more light into a room and allows buyers the chance to see what the view will be when they look out of their potential new home. It’s important to clean both the inside and outside of all windows until they are streak free and spotless. This includes all sliding glass doors, garage windows and outside doors.
3. Pay close attention to the “little” things that might draw the eye of a prospective homebuyer. Go around your home with a pad and pencil and inspect each room for things such as small holes in the wall where a painting used to hang, outlets that are missing a cover or doorknobs that are loose and squeaky. Also, be sure to check all of the caulking around sinks, faucets and tubs, as well as any grout in tile counters or bathtubs. As you take the time and the small amount of money to fix these items you reduce the reasons for someone not liking your home.
4. Power wash your driveway, walkway, siding and deck. You don’t need to invest in the money of buying a new power washer as they are easy to rent from stores such as Lowe’s. Power washing removes layers and years of dirt and grime from stone and cement, including mildew stains from the winter. Power washing the porch, a fence or deck clears away all the dirt and debris and makes the home instantly seem cleaner. If the outside of your home looks dingy, you may be setting the impression that you didn’t keep up the home itself well, so make sure to have everything looking top notch.
5. One of the first pieces of advice you will get from your real estate agent is to reduce clutter in your home. Spring cleaning is the perfect excuse to get rid of things you don’t really need. Go through all your closets and bag up all the clothes that don’t fit, are out of style or you simply don’t wear anymore and donate them to a charity. Take your old books, the kids’ toys they no longer play with and those kitchen knickknacks and hold a garage sale. A de-cluttered home is always more attractive to the homebuyer.

ANN ARBOR REAL ESTATE SERIES-FHA MORTGAGES FOR BORROWERS WITH LOW CREDIT SCORES
Late last year the Federal Housing Administration (FHA) criticized the banking industry for requiring a borrower to have a credit score of 650 before approving a mortgage loan.
On January 15, 2011 Wells Fargo launched a new policy which accepts borrowers with credit scores as low as 500. Those applying for a FHA mortgage with a credit score of 500-579 must make a down payment of at least 10%. Borrowers with a credit score of 580-599 must make a down payment of 5%. Borrowers can not use gifts or other down payment assistance to make their down payment. Borrowers with a credit score of 600 or higher only need to make a 3.5% down payment.
Borrowers with credit scores below 650 may also want to consider using a local lender. They often place emphasis on components of the loan applicant’s financial history other than credit score. How long the applicant has been with their employer? Do they make regular deposits into savings accounts? Questions like these help to provide a more detailed assessment of the high risk applicant’s ability to afford a mortgage.

Sellers whose Ann Arbor homes have lingered on the market for months–or years, in some cases–are banking on this spring to turn the tide.
Foreclosures and short sales are still flooding the market, which means many sellers are still up against big inventories and some big bargains that may pull away buyers.
As such, more real estate pros say it’s time to have tough conversations with sellers about slashing their sales price of their home, particularly if it hasn’t garnered any traffic in recent months or years. After all, spring usually brings out more buyers, as home shoppers look to buy and move before the next school year.
“We have had a problem with sellers who are nostalgic for the way it was,” says Ron Phipps, a Warwick, R.I., real estate professional and the president of the National Association of REALTORS®. He says what home owners could fetch for their home during the housing boom is not practical today. “You have to be where the market is, not where it was,” Phipps says.
Phipps suggests encouraging sellers to check out the competition by visiting open houses or viewing online virtual tours of similar homes for sale to see how the seller’s house compares in price and appearance.
“You have to be very realistic about what is keeping your home from selling,” Phipps says. “Sometimes it may actually be the person in the mirror, if your expectations are not realistic. Ultimately, there is a price at which all things sell.”

ANN ARBOR REAL ESTATE-Home Ownership Offers Plenty of Tax Benefits
While renting offers zero tax breaks, buying a home offers several tax benefits that can make homeownership more affordable. While Real estate professionals, are not tax professionals they can ensure clients have the information they need to understand all of the tax benefits of home ownership.
The following is a few of the tax benefits to home ownership, according to Stephen Fishman, an author and lawyer who specializes in small business, tax and intellectual property law.
▪ Home mortgage interest deduction: Home owners can take an itemized deduction on interest paid on a mortgage or mortgages of up to $1 million for a principal residence and/or second home. This deduction could potentially reduce the cost of borrowing by one-third or more.
▪ Property tax deduction: Home owners can deduct from their federal income taxes the state and local property taxes that you pay on the home.
▪ Deductible home buying expenses: Several closing costs in a home purchase are also deductible, such as loan origination fees (points), prorated interest on a new loan, and prorated property taxes paid at settlement.
▪ $250,000/$500,000 home-sale exclusion: Home owners who have lived in their home for two of the prior five years prior to its sale do not have to pay income tax on the majority of their profit – $250,000 for single home owners and $500,000 for married homeowners who file jointly.
▪ 14 days of free rental income: Home owners can rent the home up to 14 days during the year and pay no tax at all on the rental income.

Laura has embraced green initiatives in her work in the Ann Arbor real estate industry for many years and is passionate about environmental awareness. She is a leader in this area as illustrated by her involvement in the following:

If your home is listed for sale during the Holidays, it is important to remember that the same staging principles apply as during other times of the year. While nobody wants to be “Scrooge” during the holidays, you want potential buyers to be able to easily see the great features of the home and not have to fight their way past the giant wreath on the front door. Since it is important to keep holiday decorating under control, listed below are some suggestions from REALTOR Magazine on how to decorate for the holidays while keeping your house ready for a buyer.
Do not overdo it.
Wait to decorate for the Holidays until after Thanksgiving. Be selective in what you decorate with. Avoid “cute”. It is always subject to personal taste. Don’t allow your decorations to create clutter or dominate a space. Covering up major selling features of the home with a Christmas tree or other decorations prevents a buyer from seeing them. Keep it simple, warm and welcoming.
Use Holiday colors.
Using the traditional Holiday colors red and green will create a Holiday atmosphere and can be simple to accomplish. Poinsettias as a centerpiece on a table, red ribbon tied around candle sticks or used as bows on wreaths add splashes of color through out your home. Studies have shown that those viewing warm colors, such as red, have an increase in their energy and excitement. Try to keep the same colors in each room of the house you decorate by using the same ribbons, ornaments and decorative accessories. This will keep your Holiday decorating consistent through out your home. One thing to keep in mind: don’t use colors that clash with your homes basic décor.
Remember to use scent and sound.
Research reported in the Journal of Business (Vol.58, Issue 11) 2005, shows that holiday music and the smell of Christmas boost peoples’ attitudes while shopping and made them more likely to buy. When preparing the house for a showing, put on some soft holiday background music, buy some potpourri, scented candles or simmer some mulling spices on the stove.
Keep the Christmas tree simple
The Christmas tree makes the biggest statement but is also your biggest challenge. Lights are always important. Consider using a string of 100 lights for each foot of tree height. If your tree is taller than 6 feet, you may need to remove some furniture from the room so that the room doesn’t feel too small. Most of the filler ornaments should be one basic color. Use approximately 20 for every 2 feet of tree. Mix in elegant, stylish ornaments to make a decorating statement. You should use 10 of the elegant ornament for every 2 feet of tree. Ornaments can be in different sizes. Hang them on the tips of the branches and inside the tree to create depth and visual interest. Lastly, personal decorations like “Christmas in Cancun” or “Baby’s first Christmas” should not be used or at least not placed in a prominent location on the tree.
Holiday curb appeal.
Use clear white lights if you decorate the exterior of your home. Place candle lamps in each window. Hang a wreath on the front door. If you have a deck, put some lights on the railing or add a weather proof Christmas tree. Stay away from the 10 foot inflatable Santa, reindeer on the roof and using so many lights you cause a brown out in the neighborhood. Remember you are trying to ensure that your home shows well during the day and night.
When the Holidays are over, take it down.
All Holiday trim should be taken down right after New Year’s. You are trying to sell your house, not extend the Holiday season.

Last week we discussed inexpensive improvements to your home designed to enhance your overall resale value. Major renovations and additions costing thousands of dollars will also add value but perhaps not to the extent the casual observer may believe. The notion that every dollar invested into a home is automatically added to the resale price of the home is false.
Every year the National Association of Realtors in conjunction with Remodeling Magazine issues their “Cost vs. Value Report” which details by major geographic region the cost of 21 common remodeling/addition projects. The report shows the original job cost, resale value and the percentage of the cost recouped in the resale value of the home.
Michigan, along with Ohio, Indiana, Illinois and Wisconsin make up the East North Central region. Listed below is the information from the 2009-2010 report.

I think you would agree that some of the results are surprising especially when you note that the top 5 value additions/replacements are, in order, Entry Door replacement, Vinyl Siding installation, Attic Bedroom, Wood Deck and Wood Window installation. All of them recoup more than 70% of the construction cost. Kitchen and Bathroom remodels are usually the first thing we think of when trying to enhance the value of our home yet they return less than 60% of the construction cost. It is always important to consider resale value when thinking about major improvements to your home but the most important element is how the improvements make your home more functional and enjoyable for you and your family.

In the U.S. alone, over 410 billion gallons of water is used every day. The average household uses about 350 gallons daily, adding up to over 120,000 gallons a year. Not only does this high water usage deplete our global water supply, it costs money in heating and utility bills. By switching to water saving technologies and implementing simple conservation measures, households can reduce their daily water use by up to 35%, saving billions of gallons per day nationally.
There are numerous measures you can take to help reduce the amount of water used in your home. One of the easiest ways to save water is to turn off faucets when you aren’t using them.
- This includes while you are shaving, shampooing your hair, washing dishes, or soaping up. Just turning off the water while brushing your teeth can save you over 25 gallons of water every month.
- Instead of running the water while doing dishes, consider filling up the sinks with soap on one side and rinse water on the other. This will save you gallons of water every time you clean. If you have to use the dishwasher, be sure and run full loads.
- The same applies to your clothes washer and dryer. By doing so, you can save thousands of gallons of water every month and minimize the amount of soaps and detergents you use. Don’t do laundry unless you have to.
- Reuse towels multiple times before washing them to prevent unnecessary water usage. When preparing meals, defrost food in the fridge or microwave instead of running hot water over them. This will prevent you from literally watching water go down the drain without truly serving a purpose.
- Finally, dispose of spiders and tissues in the trash can instead of flushing them down the toilet. Since toilets (even low-flow models) use between 1.5 and 6 gallons per flush, unnecessary flushing is a direct drain off your water supply.
In addition to implementing water conservation methods inside your home, there are some things you can do outside to help minimize water use as well.
- Consider using a commercial carwash that uses recycled water instead of washing your car yourself.
- Cover pools, spas, and hot tubs to prevent evaporation, especially in off-seasons when you rarely use them.
- Use a broom instead of a hose to clean porch, driveway, etc. Both serve the same purpose, but using a broom can help save gallons of water every time.
- One of the biggest uses of water in and around homes is outside in the garden and lawn.
Some areas have strict water use codes, especially areas prone to droughts. Check with your city administration to find out what the water codes are in your area and be sure to follow them. Regional codes typically provide water saving techniques that can help save you money, so it is a good idea to always keep them in mind, even if droughts end and codes relax.
Making daily choices to help conserve water can help reduce your water use and heating bills by up to 35%. Many of the choices you can make are either free or very inexpensive, yet can save you hundreds of dollars every year. In addition to financial benefits, saving water helps conserve the world’s natural resources, making it friendly to both your wallet and the environment.

It is common practice for lenders to pay compensation to loan originators, commonly known as mortgage brokers and bank lending officers, based upon the interest rate charged on the mortgage loan. This can lead to deceptive lending practices by which the loan originator “steers” the consumer to a mortgage loan that is not in the consumer’s interest in order to increase the loan originator’s compensation.
For example, a loan originator will receive more compensation if the borrower accepts an interest rate higher than the rate required by the lender. This is generally referred to as a “yield spread premium”. Since the higher interest rate, or “premium,” provides more income for the lender, the lender pays more to the loan originator. All of which is paid for by the borrower. Has the borrower been treated fairly? NO!
To address this practice, the Federal Reserve Board has announced rules to protect mortgage borrowers from unfair, abusive or deceptive lending practices. Mortgage brokers, mortgage loan officers employed by a bank, may no longer receive compensation based on the loan interest rate or other loan terms. The rules will prevent loan originators from increasing their own compensation by raising the consumer’s loan costs such as the interest rate or points. The rule also prohibits a loan originator from receiving compensation directly from the borrower and from the lender. Lastly, the rule prohibits loan originators from directing or “steering” a consumer to accept a loan that is not in the borrower’s best interest in order to increase the originator’s compensation. The rule will ensure consumer ability to choose from loans with the lowest rates, lowest number of points and origination fees, rather than loans that pay the loan originator the highest compensation.
The new Federal Reserve Board rule is effective April 1, 2011. Until then, if you are applying for a loan, be vigilant in reviewing your choices and insist that your loan originator comply with the spirit of the Federal Reserves’ rule.
