Need help with mortgage? Local resources for homeowners who are delinquent on their mortgage or anticipate it happening in the future:

• Your lender. Ask to talk to someone who handles loan modification or loss mitigation. Explain your situation. The lender will likely ask for financial information to prove hardship.

• A trusted real estate agent or real estate attorney. If you have worked with a specific agent or attorney before, you may want to contact them and ask for their guidance. They may be working with people in your similar situation or know of someone else who can help you.

• Washtenaw County Michigan State University Extension. The office has two mortgage foreclosure prevention specialists. 734-997-1678.

• Washtenaw County treasurer's office. Two housing counselors focus solely on foreclosure prevention. 734-222-6600.

• Ann Arbor Area Board of Realtors. Will help you find a local real estate agent or real estate affiliate company, such as a local appraiser. 734-761-7340.

• Legal Services of South Central Michigan. A private nonprofit that provides free legal advice and representation to low-income people and seniors, including foreclosure. 734-665-6181.

• Housing Bureau for Seniors. A University of Michigan office that has a staff member devoted to helping seniors avoid foreclosure. 734-998-9341.

Price says that among the options that homeowners in trouble have are:

• Refinancing or selling. That is a viable option for homeowners who still have some equity in their home, especially for those who have some equity and an adjustable rate-mortgage and would like to get into a lower cost fixed-rate loan.

• Loan modification. That is when a lender agrees to modify the loan to help the homeowner continue to make the monthly payment. Sometimes, that means changing the term of the loan or its interest rate.

• A short sale. That is when a home is valued at, and can be sold for, less than what is actually owed on its mortgage, and the lender agrees to accept that amount. Sometimes, the homeowner is asked to pay some of the difference between what he owes on the loan and what the house is sold for, however.

• Deed in lieu of foreclosure. This is also known as walking away from the house. A deed in lieu of foreclosure means the homeowner admits he cannot pay his mortgage, but instead of letting it become delinquent and going through costly foreclosure proceedings, he turns the house over to the bank.

Agents from Prudential Snyder & Company Realtors recently taped a panel discussion on CTN that will be broadcast this week about issues related to homeowners with troubled mortgages and where people can turn to for help. The panel included local real estate agents, a counselor from the U.S. Department of Housing and Urban Development and a real estate attorney.

"We want to let people know there is help out there. You don't have to be embarrassed because you are in this position," said a real estate agent at Prudential Snyder who organized and sat on the panel. "Most people just don't know who to turn to, or where to go, to get anything accomplished."

Molds play an important role in nature by breaking down organic materials. We routinely encounter mold spores as part of everyday life, in both outdoor and indoor environments. In most cases, the body's immune and respiratory systems normally provide defense mechanisms that protect it from health effects of regular exposure to molds. 

Inhalation of molds can result in a range of health effects and in some circumstances can cause permanent damage or even death. Infections are possible in healthy people, despite the confusion regarding so called allergies.  Many molds cause allergies.  Allergic responses to molds include hay fever and asthma, and many people with allergies are also allergic to mold. 

An inspection by a qualified professional should take place if mold is detected or suspected.
